Maintenance and repair of apparatus, equipment, systems and components, including air-conditioning and forced-ventilation systems. We set up a periodic maintenance schedule to make sure the installations are functioning properly.
Checking and repair of plumbing installations: connections, indoor pipes, components (toilets, sinks and showers), tanks and pressure pumps. We also perform water treatment and offer fire-hydrant maintenance and protection.
We check that your indoor installations and cabling are in good working order, including shunts, earthing and electric generators. We also maintain renewable energy installations: solar panels.
Maintenance of air-duct systems (from supply and discharge outlets, to the ducts themselves), for air-conditioning systems and boilers. Inspection of components and ducts for evacuating smoke from fuel.
Creation and communication of an action protocol for cleaning activities, setting up the team responsible and storage of cleaning products and materials.
We establish a series of tasks to be performed, based on a scheduled action plan:
Checks to ensure that gas tanks and pipes (and their signage) are in good working order, as well as meters and emergency systems: gas-leak detectors and alarms.
Corrective and preventive maintenance of lighting systems.
Corrective maintenance involves repairing control and regulation systems, ensuring luminaires are accessible, replacing bulbs, replacing and/or repairing luminaires and replacing and/or adjusting programming and activation systems.
Preventive maintenance involves inspecting the state of supports, luminaries and the programming and/or activation system.
Checking the different elements of the fire-protection system to ensure basic safety in the building. We check the electric systems: detection and alarm, emergency lighting and signage, and lightning and storm protection. We also check extinction and evacuation elements: extinguishers, hydrants, emergency stairs and fire doors. Finally, we check and set up building evacuation plans.
Inspection of drainage components to avoid blockages, including guttering, drainpipes, individual bypasses and suspended pipes. We also check that drains, traps and toilets are in good working order, and prevent and remove smells and/or noises.
Monitoring to make sure the flow rate of renewed air is correct, with mechanical and hybrid ventilation. Checks on supply and discharge ducts and on the correct ventilation of spaces with special requirements, such as garages, changing rooms and toilets.
Checks to make sure internal transport machinery is in correct working order, including vertical transport devices (lifts, freight elevators and escalators) and horizontal ones (loading docks). We check the components involved in generating movement, and related elements, such as lights and signage.
We check that drainage equipment is in good working order (sewers and septic tanks), and ensure proper maintenance of the outside part of the property (gardening, watering and cleaning) and the different elements there (urban furniture, paving, lighting and fencing). We also maintain car parks and special elements, like sports courts and swimming pools.
Maintenance of telecommunications installations: infrastructure, general installation, data connections and cable network. Maintenance of audiovisual installations: main channels, correct functioning of PA systems, intercoms and videos, equipment and accessories.
Security checks performed by security staff controlling access to restricted areas, and anti-intruder, theft and terrorism surveillance. We also ensure that the building evacuation plan is properly implemented.
